Sixty-five new homes planned for Calow – next to 80 homes already signed-off
and live on Freeview channel 276
Stancliffe Homes hope to construct the new dwellings on land along Dark Lane - with the approved Woodall Homes development site on agricultural land just to its east.
The Wooddall Homes development - bordering Oaks Farm Lane - was signed off by North East Derbyshire Council’s planning committee in June.

Hide AdEarlier this year Calow Parish Council chair Jayne Sabido said the authority “naturally has concerns” about the application.
However a spokesman for Woodall Homes confirmed they would enter into a legal agreement with the council to “help fund extra school and GP places”.
A planning statement submitted by Stancliffe Homes for the latest development on Dark Lane of 65 homes notes a public consultation on the plans this summer attracted just 12 responses.
The statement reads: “The low response to the consultation suggests the majority of residents do not have a strong view in relation to the proposals.”

Hide AdAmong the concerns of those who responded were highways and traffic, drainage and flooding and the drain on education and healthcare services.
A comment in the planning statement adds: “Stancliffe Homes have listened to the concerns of residents and provided corresponding assessments to support the outline planning application.
“Mitigation measures are proposed where necessary to provide a high-quality sustainable development.”
However at this time no details of the proposed mitigation measures are available on the council planning site.

Hide AdPlanning consultants acting for Stancliffe Homes note all amenities such as shops, schools and healthcare are within a 10-minute walk.
Access to the Dark Lane development would be provided via a T-junction on Dark Lane - with “only a low level of congestion/queuing expected”.
No detail is yet available in terms of the size of the homes planned.
However plans state: “The composition and final mix will respond to a number of factors including local needs, market demand and surrounding character.”
